Spring '04 - HWS occupied offices in London EC3 that were too small and in need of refurbishment. Their existing lease with Land Securities was costing far in excess of the current market rate and was not due to terminate until Spring '05. This was because, as with many others like them, they had negotiated their original lease at a time when rents and occupancy levels in the City were very high.

After a preliminary no-obligation investigation hillier associates undertook extensive research into all available premises within parameters discussed with the client. Armed with this information HWS entered into negotiations with their Landlord to improve on their existing arrangements.

The end result was a complete success with the following benefits:

	HWS moved to a larger newly refurbished floor within the same building, thus saving considerable costs on relocation, stationary, and upheaval to the business.
	The rent for the new lease was greatly reduced from their original lease making them a considerable saving.
	The old lease was terminated early at no cost .
	A generous rent free period was negotiated
	All repairing and dilapidation liabilities with respect to their original space were cancelled

On instruction from Colliers CRE, UK Real Estate consultants to Edward Jones, hillier associates have opened “Transitional Branches” in Brighton & Henfield. Both locations were found and agreements completed within 3 weeks of instruction. Subsequently hillier associates have been appointed to handle the opening of Edward Jones' serviced offices throughout the UK .
